Essential experience
You will need experience within two different kinds of structural surveys:
Specific Defect Survey - E.g. evidence of localised subsidence, differential settlement, localised cracking to walls, bowing of a wall, distortion to the roof.
You will carry out a visual inspection of the exposed parts of the structure that have been affected, assess the likely cause of the defect, and then make recommendations on how to rectify the defects.
Full Structural Survey - survey the building structure.
As structural engineers, you will focus on the building structure, not cosmetic finishes. you will be required to inspect all exposed and accessible parts of the structure, including the roof structure, floors, walls, basements, retaining walls. We survey the external roof from ground level, using binoculars, which is the industry standard procedure. You will identify structural defects such as cracking, distortion, foundation movement, evidence of subsidence, roof spread, instability generally. Unless the roof void is safely boarded out, our internal inspection of the roof structure will need to be made from ladders located through the access hatch. You will grade the severity of the defects and then provide an outline of required structural remedial works, with an order of priority.
